What that looks like on a real rental
Say your Lenexa 3-bed rents for $1,800. Your monthly management fee is $180. Nothing else recurs. If the kitchen faucet fails, that's usually an hour of labor and a $40 part — about $105, not a $250 "service call" plus markup.
Placing a new tenant that year costs $900 once. Your all-in cost lands around 12–13% of gross rent in a year with turnover, and 10% in a year without. Compare that against the industry's typical 15–20% once the extras are added.
