I've never met you. How do I know you'll take care of it?

Fair. Start with a call, then ask for a sample statement and a sample move-in report. We'll also give you the number of the attorney who drafted our lease and management agreement. Our agreement has a 30-day cancellation clause with no penalty — if we're not delivering, you can leave with your tenant and records intact.

Can you manage a property I haven't bought yet?

Yes. We'll do a free rental analysis on any Johnson County address, and for a flat fee we'll walk the property in person before your inspection period ends and send you a report on what's really there.

How do I get paid?

Direct deposit to any US bank account, monthly by the 10th. Statements are emailed and archived in your owner account.

What about properties on the Missouri side of Kansas City?

Right now we manage rentals on the Kansas side only. If your property is in Missouri, reach out anyway — we'll tell you honestly what we can and can't do and point you to someone good if it's not us.

What if my property needs work before it can rent?

Most repairs and turnover work get done in-house at a flat hourly rate with photos throughout. Larger projects go to vetted local trades at cost, with you approving every quote. You'll never get a surprise invoice.
